Close to Europe (only 14kms from Spain) in the north-west corner of Africa, Morocco has been a popular tourist destination for years. Around 200,000 British nationals visit Morocco each year. British and other EU nationals along with Canadians and Australians don’t require a visa for entry.  

Morocco’s beautiful landscape is full of diversity including sandy beaches on its two coasts – the Mediterranean and Atlantic, four mountain ranges, green river valleys and stretches of desert. The classic film ‘Lawrence of Arabia’, the James Bond thriller – ‘The Living Daylights’ and the action-fantasy movie ‘Highlander III’ as well as others were filmed there.

At the gateway to the Mediterranean, the country has a cultural blend of Arab, Berber, and African influences. As Morocco was a French protectorate from 1912 to 1956, there is also still a distinctive French and European influence, French being the second language. It is politically stable and has a constitutional monarchy with an elected parliament.

Northern Morocco has an ideal climate. Temperatures are consistently mild through the year, rarely surpassing 30ºC/86ºF in summer months. Lows tend not to drop below a minimum of 10ºC/50ºF. On warm days one can rely on a steady, comfortable sea breeze.

Morocco is an excellent place for investing in property. Property prices are 50% less than other European resorts. Due to a lot of upcoming developments – property prices are going to skyrocket in the next few years, so the time to buy is now! The government is heavily investing to improve infrastructure, this means a lot of new roads, several new regional airports and a Channel Tunnel between Morocco and Spain planned for completion by 2010.

A recent program real estate on Channel Four Television in the UK stated that Morocco is now in the top five emerging real estate markets in the world. Several real estate editorials have been saying that the property will rise in price anywhere from 5 to 10 times in the next 5 years in Morocco. Even if we are conservative in our estimate it is likely to increase by at least two to three times. According to figures from MNTO, the number of visitors to Morocco from the UK increased by almost a third in 2007 compared with 2006.

Morocco has a French based secure property system which is similar to that of the UK with freehold and leasehold properties.

The rental occupancy exceeds 80% most years during the peak season. There is also easy repatriation of investment should you re-sell in the future.
